GSA Signs Urgent Lease for Historic LA Times Building Today

UPDATE: The General Services Administration (GSA) has just signed a pivotal lease for a massive 74,056 square feet at the historic former LA Times building located at 145 S. Spring Street, Los Angeles. This significant move brings the Federal Public Defenders Central District of California to a prime downtown location, set to open in the first quarter of 2027.

This decision underscores the GSA’s commitment to enhancing access to legal services, as the new office is strategically positioned near key courthouses. According to Peter Hajimihalis, senior managing director at JLL, the location’s proximity to essential legal infrastructure and the landlord’s capacity for tenant improvements were crucial factors in selecting this site.

“GSA was attracted to the building due to its proximity to courthouses, landlord’s ability to fund and perform tenant improvements and overall competitive economics on the lease,” Hajimihalis stated. This lease is expected to streamline operations for federal defenders, providing them with modern facilities to better serve their clients.

The building itself, a 10-story structure with a total area of 243,749 square feet, boasts impressive architecture, stunning views of downtown Los Angeles, and an array of parking options. Such an upgrade is anticipated to enhance the working environment for federal defenders, contributing positively to their mission of providing legal representation.

The leasing process was facilitated by JLL, with Hajimihalis leading a team that included James Malone and Dana Vargas. They worked closely with Howard Traul from JLL’s Government Investor Services team to bring this deal to fruition. Onni Group, the landlord, was represented by its in-house leasing team, including Neal Linthicum and Malcolm Kluth. GSA’s interests were represented by Timothy Pavek at Carpenter/Robbins Commercial Real Estate Inc.
